Property Description

Summary
We are selling our property from the 15th and 17th centuries, surrounded by its 13.8 ha, including 7 ha free. It gave us a lot of happiness and we restored it with passion.
The free meadows surrounding the property and the old stables are perfectly suited to welcoming horses. Private access to the banks of the Orne offers ideal fishing and canoeing.
With its unique tranquility and its anchoring in history, the good alliance between rural life and the dynamism of the Region, this property has brought us a lot. However, we must part with it for projects far away geographically, family and professional mobility. But we are also waiting to meet trusted people, who will be keen to continue to bring this property to life in the richness of its natural environment, its centuries-old history and its spirit.
We will be very happy to discuss it with you.
Sincerely.

Location
It is located in the heart of Suisse Normande, 2 km from Thury-Harcourt. The supermarket, schools and grocery stores in the city center are 5 minutes by car. The very preserved nature combines with the proximity of Clécy ( The Clécy golf course is 15 minutes away by car) and its numerous outdoor activities, the large beach of Cabourg (Cabourg beach is less than 44 minutes away) and Caen (train station) is 30 minutes away.

Access
The journey from Paris to Caen by train takes only two hours. 2h46 by car from Paris to the Manor. The shipping company Brittany Ferries operates all year round on the ferry route from Portsmouth to Caen. Carpiquet airport is 29 km from the Manor.

Interior
The main house has two levels for a total of 200m², excluding convertible attic and excluding attached garage. It consists of 4 bedrooms, a bathroom, two shower rooms, an office, a living room and a large kitchen.
A 40m² guest house has been built in one of the medieval turrets located nearby. A bedroom, a small office, a living room and a bathroom allow you to enjoy the natural site in complete independence.
Through the maintenance and restorations that we have carried out, these two houses offer a good state of comfort.

Exterior
The park is very wooded, with fruit trees and stone stairs which descend towards the medieval wall and the river. The 13.8 ha around the house offer great tranquility and the possibility of having horses on 7 ha of free meadows, to freely practice all leisure activities. Medieval remains, such as an old chapel wall, a second circular tower or stone stairs, as well as rural buildings are spread along the property.

Additional Details
The house can be rented easily. Artists from show biz and cinema liked living there to benefit from its tranquility, nature and its proximity to Caen.

Revenue Generation
The farmer produces organically and pays rent of around €600 per year for the land rented at the end of the property.
