Location
The lodge house, situated in the grounds of a pretty chateau, is ideally located being 40 minutes from the Caen ferry and the endless golden sands of the landing beaches of Normandy. Surrounded by beautiful countryside, yet a short walk to the very pretty town of Clecy, the house is also close to all that Swiss Normandy has to offer. The area is an anomaly in northern France as it abuts a wealth of nature and exciting sporting opportunities. The nearby river Orne (at the bottom of the lane) offers a nature lovers' paradise with wildlife, water sports, rock climbing, paragliding and so much more. In the warmer months, enjoy a meal and drink beside the river at one of the many restaurants or bars, or have a seat in the town square which offers a traditional boulangerie, boucherie, cafes and independent local shops selling original art and vintage treasures.
Access
From the Caen ferry, the house lies 40 minutes south by car. The roads are usually clear and beautifully kept, so driving is a delight. If you wish to travel by train, there is a station at both Caen and Flers which serve Paris and the wider network. Buses are regular, but from the Lodge, the nearby town of Clecy is a short 8 minute walk or 3 minute drive. At the house, there is plenty of parking, including a garage, carport and off street parking at the house.
Interior
Both the interior and exterior of the lodge have been beautifully and fully restored. The sympathetically replicated period windows are triple glazed and the house is fully insulated. The living space gives the impression of a mountain retreat with numerous windows and French doors which lend light and airiness to the property. There are ancient oak beams which blend effortlessly with white walls and which lend a feeling of spacious modernity, whilst retaining the historic characteristics of the building. In the comfortable lounge area there is a huge and simply stunning open stone fireplace . In addition to the newly refurbished kitchen, there is a large dining area and access from all sides of the house to the gardens. A modern ground floor WC, large boiler room with sink and laundry fittings (perfect for drying clothes), a large store room which in turn leads to the garage, completes the ground floor living space. Up the hand built wooden staircase, you will find an generously-sized master suite with shower room and a further stair to a fourth mezzanine bedroom. There is a twin bedroom with stunning views across to the cliffs and bedroom 3 is large and has a private bathroom with bath and shower. The fully restored exposed beams and lofty double height walls make it a breathtaking room.
Exterior
The Lodge is believed to be have been built in the 1700's. It is stone construction with a tiled roof and it has been fully restored and insulated. The windows are all triple glazed, but were individually designed to complement the style of the property. There is private parking for a number of cars, gardens surrounding the building and a paddock could be made available.

Originally bought as an airbnb property with a yield of around £1000pw, the family have now decided to sell and travel. The house is a warm, comfortable retreat with every feature fully restored. This really is a place that you can move into and enjoy from the moment of arrival.
